One Offices

In the heart of Dubai’s central business district, One Za’abeel Offices spans 37,703 square feet of high-spec, fully fitted commercial space. Conceived as a premium workplace environment, the project demanded a lighting strategy that could harmonise architectural intent with visual performance, material articulation, and adaptive functionality. In collaboration with Studio N, LEDFlex developed bespoke linear lighting solutions that achieve architectural integration without compromise.

The reception area introduces the project’s design language through a striking marble-clad staircase, an architectural centrepiece accentuated by LEDFlex’s Lumen Line, a high-CRI LED light engine. Recessed into the underside of each tread, the lighting emits a diffuse, warm tone that enriches the texture and veining of the marble, while offering gentle wayfinding and visual rhythm across the vertical plane. 

In transitional zones such as corridors and lobby spaces, integrated shelving and joinery details are lit using Bevel, a plug-and-play linear module from the LEDFlex Joinery Range. Designed specifically for millwork applications, Bevel provides consistent, shadow-free illumination with imperceptible source visibility. 

In workspaces and meeting areas, Ultimo Neon 10 and Ultimo Neon 16, LEDFlex's IP68 silicone encapsulated diffused lighting solutions, are discreetly embedded within ceiling coves. Engineered for uniform diffusion, these flexible light engines deliver consistent, ambient illumination across the space while preserving the clean lines of the ceiling architecture. 

From front-of-house to back-of-office, each lighting intervention is crafted not as an overlay but as a deliberate architectural layer, integral to spatial hierarchy, visual legibility, and material storytelling. This collaboration between Studio N and LEDFlex demonstrates how integrated linear lighting can quietly transform space, elevating both aesthetic impact and operational performance.
